Serving Essex County Contractors

We write the full contractor program — General Liability, Workers Comp, Commercial Auto, Tools & Equipment, Umbrella, and Builders Risk — for contractors across Essex County, including Newark, East Orange, Irvington, Montclair, Bloomfield, Livingston and West Orange. One intake quotes every line; you don't run six separate quote events with six separate agents.

NJ Contractors Insurance Center is an independent, NJ-licensed agency based in Flemington. We serve Essex County contractors with same-day COIs, proactive renewals, and trade-by-trade carrier matching that one-line-at-a-time agencies don't do.

What underwriters ask about Essex County work

Essex County holds the widest range of construction work in New Jersey: port and warehouse work in Newark, dense multi-family rehab through the eastern wards and the Oranges, and high-end residential and commercial fit-out in Montclair, Livingston and Millburn.

  • Newark's port, airport and institutional work pushes limits up — $2M/$4M General Liability with a $5M–$10M umbrella, waiver of subrogation and primary & non-contributory wording is the standard ask on port, EWR, transit and university jobs.
  • Pre-1978 housing means lead exposure — Most of the housing stock in Newark, Irvington, East Orange and Orange predates the lead-paint ban. Lead is a pollution claim, and pollution is excluded on standard General Liability.
  • Prevailing wage drives Workers Comp audits — Board of Education, housing-authority and municipal work carries prevailing-wage payroll. Because Workers Comp is rated on payroll, classification errors on certified payroll create the largest audit surprises we see.
  • Vehicle and tool theft rates — Essex County Commercial Auto and Tools & Equipment pricing runs above the statewide average. Locked storage and serial-number inventories help at underwriting.

Essex County Questions

Common questions.

What limits do Newark general contractors usually require?
$1M per occurrence / $2M aggregate is the floor. Port, airport, NJ Transit, university and hospital work commonly requires $2M/$4M with a $5M or larger umbrella, plus blanket additional insured on ongoing and completed operations.
Do I need pollution coverage for lead paint work?
If you disturb lead paint — and in most Essex County pre-1978 housing you will — yes. General Liability excludes pollution, so a lead exposure allegation has no coverage behind it without Contractors Pollution Liability.
Why did my Workers Comp audit jump after a prevailing-wage job?
Prevailing-wage rates raise payroll sharply, and Workers Comp premium is calculated on payroll. Overtime treatment and job classification on certified payroll are easy to report incorrectly, and the correction lands at audit.
Do you cover contractors doing NYC work out of Essex?
Yes, but it has to be disclosed. Regular New York work brings Labor Law 240 and 241 exposure that most NJ-rated policies price separately. Read the Labor Law 240 guide.
