HVAC technician servicing a residential condenser unit

Who We Write in This Trade

Solo HVAC service techs, residential replace/service operations, mid-sized residential new-construction HVAC contractors, and commercial mechanical contractors.

Carrier Appetite

Standard panel: Travelers, The Hartford, Nationwide, AmTrust, Merchants Mutual. Commercial mechanical work fits Travelers/The Hartford well; smaller residential service is broader. Loss history (mostly water damage from system failures, occasionally CO incidents) drives placement.

The Coverage Stack You’ll Want

  • GL — $1M/$2M standard. Water damage from condensate lines, refrigerant leaks, CO incidents. Products-completed exposure on installations.
  • Workers Comp — required for any employee in NJ. Class codes matter — we audit them at quote.
  • Commercial Auto — trucks, vans, trailers, employee drivers.
  • Tools & Equipment — service vans, refrigerant recovery equipment, evacuation pumps, gauges, leak detectors. Installation floater critical for customer-purchased units waiting to be installed.
  • Commercial Umbrella — recommended; sits over GL, Auto, and EL.

NJ-Specific Considerations

  • EPA Section 608 certification for refrigerant handling — required for the qualifying tech.
  • Installation floater is critical — customer-purchased units sitting in your truck or warehouse pre-install are your exposure, not your customer’s.
  • Commercial mechanical work fits standard market for most operations; larger commercial requires Hartford/Travelers-tier carriers.
  • Generator install / standby power cross-trades with electrical; some carriers handle both cleanly, some require a separate placement.
FAQ

Common questions.

Do I need installation floater?
If you install customer-purchased equipment, yes. The customer’s homeowners policy doesn’t cover equipment not yet installed. Your tools policy covers your tools, not customer materials. Installation floater bridges the gap.
Commercial vs. residential — different carriers?
Sometimes. Residential service operations have a broader carrier panel; larger commercial mechanical fits tighter carriers. We split the operations at quote if you do meaningful volume in both.
CO incident — what does that look like at claim time?
Severity. CO claims can be catastrophic and the GL carrier will defend hard. Your products-completed limit is the operative number — and your umbrella picks up over that.
Refrigerant leak / EPA penalty — covered?
Penalties are generally excluded. The remediation cost can sometimes route through pollution coverage (V2 CPL). Tell us what your operation is doing and we’ll discuss the gap.
Refrigerant recovery equipment stolen from truck — covered?
Yes, on a properly-structured Tools/Inland Marine policy with vehicle theft coverage and the truck locked at the time of loss.
