Warehouse pressure on the Warren County corridor

The county’s own account notes that Interstate 78 and Interstate 80 both cross it, and large-envelope proposals have landed on that geography. On May 16, 2024 the county announced that the State Agriculture Development Committee had bought 566 acres in White Township, along County Route 519, for $27 million — $48,000 an acre, the highest New Jersey has ever paid for farmland preservation — heading off a large-scale warehouse project proposed there. Distribution work here is contested; the certificate demands are not, running to a per-project aggregate, completed-operations additional insured and an umbrella sized to the GC’s schedule.

ACS 2023 five-year estimates put 10,533 of Warren County’s 46,675 housing units — 22.6% — at 1939 or earlier, and 17,453, or 37.4%, at 1959 or earlier. The county’s history page notes 33 of the Morris Canal’s 102-mile route ran through Warren.
