Who We Write

We write GCs from solo operators doing residential additions through mid-sized commercial GCs running 50+ employees and $20M+ in annual contracts. The carrier mix changes based on your scale, your project types, and your revenue — but the program structure is the same: GL, WC, Auto, Tools, Umbrella, Builders Risk, plus the COI workflow that GCs need more than any other trade.

The Coverage Stack You’ll Want

  • General Liability — typically $1M/$2M minimum; $2M/$4M+ for commercial. Per-project aggregate strongly recommended. Products-completed limit critical given NJ’s 10-year construction defect statute of repose.
  • Workers Compensation — required if any employees. Officers presumed covered in NJ. Sub WC review (you’ll get charged for uninsured subs at audit if you don’t collect certificates).
  • Commercial Auto — work trucks, employee drivers, hired & non-owned for subs occasionally driving for you.
  • Tools & Equipment / Inland Marine — your tools, plus installation floater if you self-perform installation work.
  • Commercial Umbrella — strongly recommended given the severity exposure of BI and PD on commercial projects.
  • Builders Risk — typically the property owner buys this, but the GC often arranges it. Annual reporting form for many smaller projects; project policies for larger one-offs.

The COI Workflow — More Important for GCs Than Any Other Trade

You spend more time chasing subs for COIs than almost any other activity. We sit on both sides — issuing your COIs same-day with the exact endorsements your client demands, and reviewing your subs’ certificates before they hit the job. When we insure both the GC and the subs on a project, the whole compliance chain runs smoother.

NJ-Specific Considerations

  • HIC registration with the NJ Division of Consumer Affairs is required for residential improvement work — we ask on the intake.
  • Sub compliance: GCs spend more time chasing subs for COIs than almost any other activity. We handle both sides — issuing yours and reviewing theirs. See COI workflow.

Common questions.

I’m a small residential GC — do I need all the same coverage as commercial GCs?
Most of it, scaled appropriately. GL is required for any contract work. WC if you have employees. Commercial Auto for your truck. Tools coverage. Umbrella becomes more important as your contract values grow — a $1M GL is fine for a $200K residential addition but inadequate for a $5M commercial fit-out.
Do you handle COIs for me?
Yes — that’s a major part of how we serve GCs. We issue your COIs same-day with the right endorsement language, and we review the COIs your subs send you, flagging gaps before they hit the job. See COI workflow.
What if I’m doing some NY commercial work?
For NJ GCs doing meaningful NYC work we’ll be straight: NYC construction has Labor Law 240 exposure that needs specialist underwriting. We handle incidental NY work as part of your normal program. Heavy NYC work gets referred to specialists who’ll take better care of you than we will.
What about my subs’ insurance — do you handle that too?
We can quote your subs if they want — and a lot of them end up doing it because compliance gets much easier when GC and subs share an agency. But your subs aren’t required to be our clients for us to work with you.
What’s the typical premium range for a small NJ GC?
Highly variable. A solo GC doing $300K/year in residential with no employees might run $3K–$5K total for GL, Auto, Tools, and Umbrella. A 15-employee commercial GC doing $8M/year runs an order of magnitude more, with WC being the biggest single line. We quote your actual numbers.
