Same-day
COI issuance with the exact endorsements your GC requires. AI + primary & non-contributory + waiver of subrogation + 30-day notice — mapped at bind.
Pre-job
Sub-COI review before they hit the job. We flag missing AI language, expired policies, wrong limits, gaps in waiver of subrogation. Catch problems Tuesday, not at the loss meeting.
Both sides
When we insure both the GC and the subs on a project, AI language is uniform, gaps disappear, COIs turn around faster. Not magic — most agents just don’t handle this side of the work well.
How It Works

The four-step workflow.

01

Contract review at bind

We pull your major GC contracts at bind and map the required endorsements to your policy — Additional Insured (specific or blanket), Primary & Non-Contributory, Waiver of Subrogation, 30-day Notice of Cancellation, sometimes more. If your current policy is missing language, we get it endorsed before the next job.

02

Same-day COI issuance

You email or call us with a job address, GC, and required endorsements. We turn around the COI same business day for most carriers — Travelers, Nationwide, The Hartford, and AmTrust all issue cleanly. The endorsements are already on your policy, so the COI is just confirmation, not a negotiation.

03

Sub-COI review (GCs)

Send us your sub list. We review each certificate for: correct named insured, current effective dates, limit minimums, AI endorsement language, primary & non-contributory wording, waiver of subrogation, products-completed inclusion. We flag every gap before the sub hits the job.

04

Both-side consistency

When we insure the GC and the subs on a project, language matches. We don’t have to interpret a sub’s sloppy COI from another agency — we know what their policy says because we wrote it. The compliance chain runs without arguments.

For GCs

Stop chasing subs. We chase them.

Send us your sub list at the start of the project. We confirm certificates, file the renewals, and notify you when a sub’s policy is about to lapse mid-project — the situation most GCs find out about at the loss meeting.

What we check on every sub COI

  • Named insured matches the sub on your job (DBA mismatches caught).
  • Effective dates current — and renewal in pipeline before expiry.
  • Limit minimums meet your contract (typically $1M/$2M GL).
  • Additional Insured shows you / property owner / project manager.
  • Primary & Non-Contributory wording present.
  • Waiver of Subrogation in favor of named AIs.
  • Products-Completed Operations included with adequate limits.
  • Workers Comp certificate confirms NJ jurisdiction (and other states if applicable).
