The Coverage Stack You’ll Want
- GL — $1M/$2M standard. Moisture damage to subfloor or adjacent rooms from wet install or finish, scratch damage during install/refinish.
- Workers Comp — required for any employee in NJ. Class codes matter — we audit them at quote.
- Commercial Auto — trucks, vans, trailers, employee drivers.
- Tools & Equipment — sanders, edgers, saws, knee pads. Installation floater for customer-purchased flooring materials.
- Commercial Umbrella — recommended; sits over GL, Auto, and EL.
NJ-Specific Considerations
- Hardwood dust — combustible; carrier may ask about dust collection during refinishing.
- Polyurethane finish fumes — homeowner re-entry timing matters; off-gassing complaints occasionally trigger property damage claims.
- Tile and stone — water-setting bed and grouting issues are the usual claim source.
- Customer-supplied materials — installation floater belongs on the policy.
FAQ
Common questions.
Moisture damage to subfloor on a hardwood install — covered?
Standard GL property damage claim, assuming you didn’t intentionally install over wet subfloor. Documentation of moisture readings before install helps the claim.
Solo flooring installer — what does a program cost?
Rough $1,800–$3,200/year for GL, Auto, Tools, Umbrella. WC adds $1,800–$3,000 if electing in.
Customer-supplied $20K of hardwood sitting in my warehouse — covered?
Only if you have installation floater with off-site coverage. Without it, customer materials in your warehouse aren’t fully covered.
Tile crack 18 months later — covered?
