Carrier Appetite
Standard panel: Travelers, The Hartford, Nationwide, AmTrust, Cumberland Mutual. Batt and blown-in insulation is broad-market. Spray foam (especially open-cell and closed-cell SPF) has its own underwriting — combustion and off-gassing exposure narrows the carrier panel.
The Coverage Stack You’ll Want
- GL — $1M/$2M standard. Drywall dust damage, fall-from-stilts, occasional structural damage on demo. Spray foam: chemical exposure, fire/combustion issues.
- Workers Comp — required for any employee in NJ. Class codes matter — we audit them at quote.

- Tools & Equipment — sanders, stilts, foam rigs (high-value scheduled equipment), spray equipment.
- Commercial Umbrella — recommended; sits over GL, Auto, and EL.
NJ-Specific Considerations
- Spray polyurethane foam (SPF) — chemical exposure during application; some carriers exclude SPF entirely. We get the right placement.
- Open-cell vs closed-cell — different exposure profiles; closed-cell is more common for thermal/vapor barrier; both have application-safety issues.
- Asbestos abatement — generally excluded on standard GL; not a typical drywall/insulation scope but flag if you do it.
- Fire-rated assemblies — commercial work requiring documented assembly compliance. Carriers ask about training and QC documentation.

Yes — but the placement is tighter. Some standard carriers exclude SPF; we use the ones that don’t. Specialty markets available if needed.
Solo drywall hanger — what does a program cost?
Rough order: $2,000–$3,500/year total for GL, Auto, Tools, Umbrella. WC adds $2K–$4K if electing in. Class codes are stilts-friendly (lower-rated than roofing).
Insulation contractor with batt + blown-in only — broad market?
Yes. Without spray foam, you’re in the broad standard market.
Foam rig stolen from warehouse — covered?
Yes if scheduled on the Tools/Inland Marine policy with the warehouse address listed. We schedule high-value equipment with serial numbers.
Commercial fire-rated assembly work — different conversation?
Modestly. Underwriter wants to see assembly training and QC documentation. Still standard market for most.
